Prodigal House For Sale Pick - $999,000 (St. George)


I found this stately, historic district 1865 victorian, two family mansion on Craig's List. It certainly looks appealing in the pictures on the owner's website. The house features a three car garage, water view, glass winterized solarium, and has a new roof. The mansard roof, stone fence, and front door make me want to view the interior. There are some pictures of the foyer which is quite beautiful but I'd like to see the interior rooms. The price is a bit high for this neighborhood but it is a very large two family so half the house could be rented out to help pay the mortgage.   1. the house is a legal two family - there is a gigantic apartment on the second floor (it was renting last summer for 1800), but no separate entrances - you literally have to walk through the ground floor apartment's living room to reach the stairway that takes you to #2. other than that, the house itself is gorgeous, and one of the only mansard-roofed structures in SI. but buyers may be interested to know that the owner offered it to me last year for 550,000 - which makes me extremely nervous that the house has been exorbitantly priced so that it can be swooped up by a developer and demolished (not sure if it is technically within the landmark district).

  2. Denise, I am the owner of 33 Westervelt &I can assure you that you don't go through the first floor apartment, but into an open foyer to get to the 2nd floor. I don't know who you are, but I never offered the house at any time to anyone for $550,000. And yes it is in the historical district & I have the book to prove it.

  3. Actually, I contacted the owner of this listing and the price is $799k, not $999k. I am new to the Staten Island market, and this was the only house I was interested in seeing, after a brief search for realty. Then I decided to do some research on Staten Island (I heard that crime is high in St. George?) and I found this blog! I'll be sure to tune in. I still haven't checked out the rest of your blog, but I had to comment after seeing the photo :) And I'll report back once I see the interior of this house.

  4. seller, the highest sale is $655,000 16 - 18 van buren street, which sold on 3/23/2006. this house has a smaller lot of 5,800 sq ft and a larger dwelling 4,412 sqft of gla. therefore with the current market on staten island buy downs, concessions, etc. the most a bank will allow a prospective buyer to mortgage for your home 100% financing is $629,750. therefore your goal is to get someone in the home willing to put down atleast 5 - 10% at this sales price. there is probably some necessary work to modernize the home, so you should consider offers in this realm, the St. George area doesn't support a value higher than $655k for 2 family dwellings and your location is not ideal in the St. George area.

  5. This house is located in the worst part of St. George. There is no way anyone in the right mind would pay that much money for an old wood house. Yes, that is right, and old wood home! Firstly, you can build something real nice, with the kind of money they want with all of the interior and exterior things you could possibly want for much less on Staten Island. There are alot of nice homes in St.George but when you have so many thugs chilling in the street and when this house is near a projects, yes that is right, Jersey street projects which is certaintly not going any where. THe house is probably charming, but I would not pay alot of money for a home with no pool and limited parking. It also prob needs a ton of work inside, and lets just hope that the electric work and plumbing is in shape. This house is for sure not worth that much money. This is not brooklyn and until they can clean up the streets and change that horrible smell that anyone living down by westervelt can smell from jersey and oh yeah, the poor quality of life because there is nothing to do around the area except go to and from the city because there is no fine dining around here. Who wants to pay 600 or even 700 thousand when the nearest restaurant is a tex mex on vectory boulavard. Please. This person seriously needs to not get greedy or they will not sell their wood house. Also, doesn't anyone find it a bit weird that the seller has not posted anything of the interior? If I was to buy a house like this, I want everything to not only be finished, but absolutly restored and move in ready with all the modern conveniences.

  6. 33 westervelt was once again up for sale recently from what I understand... I fell in love with it, but I am very worried about the plumbing and electricty, being that is such an old house. My biggest fear is the area however.... I wonder what the crime rate is really like... I drove to the nearest NYPD presinct and they suggested thta I stay away.... its killing me though since I loved that house.
    Any suggestions anyone? The projects are here to stay I guess... arent they?
    Is the crime really that bad?

  7. I've been curious about this house since reading these posts. I found myself in Staten Island yesterday, so I drove over to take a look. Its a nice looking house in perhaps one of the nicest parts of Staten Island. Its a huge house with a large yard - rare! And a three car garage. Nice investment for someone. Does anyone know how to contact the owner? The neighbor said the house wasn't sold...
